A town claim belongs to the settlement. A resident plot is land inside that claim assigned to a player. Claiming more land increases the town’s upkeep whether or not anyone owns or uses those plots.
Claim prices start from a $1,000 base and rise by 2.5% for each additional townblock, up to $15,000 per claim. Check /towny prices and your town’s status before expanding.
Sell and own plots
The mayor or an authorized town rank claims the land for the town.
Stand in the plot and use /plot fs <price> to offer it for sale.
A resident stands in the offered plot and uses /plot claim to purchase it.
Check /res tax for the ongoing taxes. A purchase price is separate from daily plot tax.
A Towny shop plot is a land category with its own town tax settings. For chest-and-sign stores and paid block access, see Player shops & tolls.
Outposts
Outposts let a town establish a separate claim away from its main settlement. An outpost costs $5,000, and the town needs at least five residents. The limits below increase with town population. Nation bonuses can add more outposts.

There is no extra daily fee per outpost, but its claimed land still counts toward upkeep. Keep ordinary claims at least 10 townblocks from other towns; outposts require a 5-townblock separation. Towns in the same nation are exempt from these minimum distances. Your location is checked when you claim.
Set a predictable tax bill and keep enough money for upkeep.
What the bank pays
Resident taxes go into the town bank. Upkeep is the server’s charge for maintaining the town. Daily town upkeep is claimed townblocks × $10. The rate per townblock stays the same as your town grows. Nation taxes, if your town belongs to a nation, are a separate expense.
Choose a resident tax model
New towns start with percentage mode on and a rate of 0%. Each town chooses its own tax rate and model. Check /town before changing the rate: the same number can mean dollars or percent.
Model
How it charges
Server limit
Flat tax
The same dollar amount per taxable resident each day
$1,000 per resident per day
Percentage tax
A percentage of each taxable resident’s balance
25%; collection cap up to $10,000
Plot tax
Daily charge per personally owned plot
$1,000 per plot
Example: a capped percentage tax
Run /town and verify percentage mode is enabled. Toggle it only if you need to change modes.
Set /town set taxes 2 for a 2% daily resident tax.
Set /town set taxpercentcap 100 to cap that resident tax at $100 per player per day.
Tell residents the rate and any separate plot taxes. Ask them to check /res tax.
With that example, a $1,000 balance pays $20; a $10,000 balance pays $100 because of the cap. Plot taxes are additional. To use a flat $20 daily tax instead, verify flat mode first, then set the rate to 20.
Exemptions and missed payments
Mayors do not pay resident town tax. New towns start with normal, shop, and embassy plot taxes at $0; town leaders can change them. Use /res tax to check your own tax bill and exemptions.
Failure to pay a flat resident tax can remove a player from the town. Failure to pay plot tax can cost them plot ownership. Percentage resident tax does not remove a player just because their balance is empty.
Management commands require mayor or appropriate town-rank permissions. Use the in-game rank list to see which roles your town can assign.
Joining and visiting
Open controls membership. Public controls visiting through town spawn. Neither grants visitors building permission. Travel to your own town spawn is free. Other towns may charge visitors a fee.
Land permissions
Town permissions govern town-owned land. Personally owned plots have their own permissions; inspect the actual plot before opening access. Prefer granting only the action and group needed.

Nations
A nation groups towns under a shared government and has a separate bank. On Manja, founding a nation costs $50,000. Its base upkeep is $1,000 per member town per day, paid by the nation bank. The rate stays $1,000 per member town as the nation grows.
A nation can set its own taxes for member towns and provide claim or outpost bonuses. Joining one does not replace your town’s own upkeep.
SERVER GUIDE / PLAYER SHOPS & TOLLS
Player shops & tolls
ChestShop turns an ordinary chest and sign into a persistent player-run store. It is how you can sell goods to other players, or offer to buy goods from them, without both people being online.
Create a shop
Place and stock a chest.
Put in the items you want customers to be able to buy.
Place a sign by the chest.
Use ChestShop's four-line sign format.
Set quantity and prices.
B is the price a customer pays to buy from you. S is the price your shop pays a customer who sells to it.
Keep it supplied.
A selling shop needs stock. A buying shop needs chest space and enough money in the owner's balance.
EXAMPLE SIGN
leave blank
16
B 50:40 S
?
Customers buy 16 items for $50, or sell 16 items to the shop for $40. Using ? lets ChestShop identify the item from the chest/sign interaction.
B = BUY
The price the customer pays to buy the listed quantity from your chest.
S = SELL
The price your shop pays the customer when they sell the listed quantity into your chest.
Create a toll
Tolls charge other players to use a block. Put one on the door into a spawner room to charge for entry, or on an enchanting table to charge for using the facility.
Look directly at the block you want to toll and run /toll lock. Use the information and list commands to review your tolls, their prices, and locations.
SERVER GUIDE / JOBS
Jobs
Jobs is another way to make money beyond selling to the Admin Shop. Go to the Jobs building at spawn first: /jobs and its subcommands only work while you are inside the building.
Choose a profession
Jobs reward activities such as gathering, mining, farming, crafting, fishing, building, and combat. Visit the Jobs building at spawn and use /jobs there to browse the available professions and payouts.
Jobs building at spawn
Enter the Jobs building at spawn before using any Jobs command. Start with /jobs while you are inside, then browse or join from there.

SERVER GUIDE / MCMMO
mcMMO skills & parties
mcMMO adds long-term progression to normal survival activities. Your skills improve as you use them, and parties give groups their own progression and chat tools.
SERVER GUIDE / PVP & DUELS
PvP & duels
Normal survival PvP is opt-in. Duels are a separate structured fight system designed for a clean match instead of risking your normal survival gear.
Open-world PvP
Both players need PvP enabled for normal player combat.
Duels preserve your survival inventory
Duels take place in chosen arenas. You select a fight kit, so the duel uses match gear rather than your survival inventory. Your normal inventory is preserved and not affected by the match.
How to duel
Challenge a player.
Send a duel request, optionally with a bet.
Choose the match setup.
The fight takes place in a selected arena using one of the server's duel kits.
Fight with match gear.
Your regular survival inventory stays out of the fight and is preserved.
Return to survival.
When the match ends, the duel environment is separate from your normal survival loadout.
